The premium residential market in the Capital is not just about square meters, record prices, or exclusive areas. It is about aspirations, lifestyle, and, most importantly, choices that combine rationality with emotion. Mihaela Pană, Partner, Private Investments, Capital Markets at Cushman & Wakefield Echinox, explains from within this complex market what the profile of the luxury buyer actually looks like and what direction this segment is heading in a Bucharest with decreasing stock and constant demand.

At first glance, Mihaela Pană’s role – partner, private investments, capital markets at Cushman & Wakefield Echinox – seems multifaceted and sophisticated with technical language. However, as she herself says, things are simpler than they seem: “Basically, we are talking about a private investments division, which translates into investments made by local investors in various properties in the retail area, in the office area – small buildings, boutiques, historic villas. It means acquisitions and portfolio diversifications made by these investors.” And, more importantly, these investments reflect a change in mentality. If a decade ago, most placements were concentrated in the residential segment, with an emphasis on premium properties, from apartments to historic villas, the pandemic was a turning point.
